Distinguish the three roles
A buyer’s inspection of workmanship, a lender’s progress assessment and statutory certification serve different purposes. Before booking, establish which decision the report supports and who will use it.
Agree stages with the professional
Discuss the construction programme and when relevant work will be accessible. Depending on the brief, visits may be planned around structural work, enclosure, finishes or completion. The actual stages and notice periods should be agreed for the project.
Prepare documents and access
Provide plans, specifications, contract information, approved variations and any existing concerns. Confirm permission to enter the site and who coordinates timing with the builder. A missed access window can limit what can be observed.
Understand limitations
A visual visit cannot establish every concealed condition. Specialist systems or engineering issues may need separate expertise. Ask the inspector to explain exclusions, inaccessible areas and any follow-up recommended.
For lender-funded projects
Send the lender’s written instructions before ordering. A general inspection may not meet a lender’s requirements for progress reporting or drawdown assessment. A progress report is not an automatic authority to release funds.
Compare quotes by scope
Confirm which visits are included, the report deliverable, GST, travel, reinspection charges and expected delivery. Avoid comparing a per-stage fee with a complete multi-visit package.

Does the report replace a certifier?
No. Independent reporting and statutory certification have different responsibilities.
Does a successful visit guarantee there are no defects?
No. The conclusions are limited by the brief, evidence and areas accessible at the time.
