What is a construction stage inspection report?

A quantity surveyor stage inspection report assesses construction progress at a particular date for an agreed financial reporting purpose. It can help a lender, developer or owner compare work completed with a builder's progress claim and review the remaining construction budget.

Progress assessment and building quality are different scopes

A QS progress report focuses on construction value, expenditure and work remaining within the agreed brief. A building defect inspection examines specified aspects of workmanship and condition. Statutory inspections and approvals are separate again.

When should an inspection be arranged?

Inspections are scheduled around the construction contract, claim dates and lender instructions. Milestones may include slab, frame, enclosure, internal finishes and completion, but not every project uses the same stages. Arrange access with the builder and identify any payment deadline when requesting the quote.
