What does a property valuation tell you?
A valuation provides a professional opinion of a property’s market value at a specified date, supported by evidence and the assumptions in the report. The property type, purpose, inspection and intended recipient determine the scope.
Starting price and your written quote
Property valuations from $350 inc GST. The starting price is not a fixed fee for every assignment. Your quote sets out the valuation purpose, required date, report format and intended recipient for your report.
- Total fee: the agreed amount including GST, with any inspection, travel or extra work identified.
- Deliverable: the property and report scope, including any limits or exclusions.
- Timing: expected delivery and the records or inspection access needed first.
Review and agree the scope and fee before work proceeds. The enquiry form does not take payment.
Compare valuation formats
| Format | Typical approach | Confirm before ordering |
|---|---|---|
| Desktop valuation | Remote assessment using available property information and market evidence. | Whether sufficient evidence is available and the recipient permits this format. |
| Short form valuation | An inspection with a concise report, according to the assignment. | Required inspection, report detail and recipient instructions. |
| Full valuation | A more detailed report for the agreed property and purpose. | The analysis, evidence and reporting detail needed for the matter. |
The professional preparing the report determines the appropriate method and scope. A cheaper or shorter format is not automatically suitable for the intended use.
Match the report to its purpose
- Mortgage and refinance: confirm the lender’s provider and instruction requirements.
- Capital gains tax and historical values: ask your accountant to confirm the relevant date.
- Stamp duty and ownership transfers: provide the transaction details and adviser’s instructions.
- Family law: confirm the solicitor’s instructions and intended reliance.
- SMSF property: discuss the evidence and reporting requirements with your accountant or auditor.
What affects the fee and turnaround?
The property’s location, type, complexity, required valuation date, inspection access and supporting documents affect the work involved. Request a current quote and expected delivery date for the specific assignment.
Information to prepare
- Property address and type.
- Report purpose and intended recipient.
- Required valuation date and deadline.
- Relevant instructions, leases, plans or other property records.
- Contact and inspection access details, if needed.
Do you need an estimate or a formal valuation?
If you are exploring a possible sale price, ask whether an indicative estimate meets your needs. If an accountant, lender, solicitor or other recipient needs a documented opinion, obtain their instructions before paying for a formal report. An automated estimate, an agent appraisal and an instructed valuation are different products.
A useful first enquiry
Send a brief with five details: property address; decision being made; person relying on the report; value date; delivery deadline. Add the property type and any unusual features. If a requirement is unknown, say so—we can help identify the question to put to your adviser.
Frequently asked questions
Is a valuation the same as an agent appraisal?
No. An agent appraisal is generally an estimate used in a sales context. A professional valuation is prepared for an agreed assignment and date. Confirm which document your recipient requires.
Can a valuation be prepared for a date in the past?
A retrospective valuation assesses value at a historical date, subject to the available evidence. Tell us the date and purpose, and provide records that show the property’s condition at that time.
Will my lender accept a report I order myself?
Do not assume so. A lender may require its own instructions or a provider from its panel. Check with the lender before paying for a report.
Does every valuation require an inspection?
No. Some assignments can use a desktop approach; others need an inspection. The valuer considers the evidence, property and intended use when determining the appropriate scope.
How to get a property valuation
Start with the property address, purpose, required valuation date and intended recipient. Propti helps coordinate an appropriate professional, confirm the scope and quote, and arrange access or documents needed for the assessment. Tell us about any deadline before work begins.
Which property types can be assessed?
Explore residential valuations for houses, apartments and townhouses; commercial valuations for offices and retail assets; and industrial valuations for warehouses and manufacturing premises. Separate services cover land, rural and agribusiness property and specialised assets.
Local evidence matters
A property's market is shaped by its location, use, condition, comparable transactions and the valuation date. Provide details of unusual features or changes that may not appear in public records. See our service areas and enquire about availability for your location.
How long is a property valuation valid?
It is an assessment at a specified date. Whether it remains suitable depends on subsequent property and market changes and the recipient’s requirements. Ask the report author and recipient before using an older report for a new decision.
