What is an industrial property valuation?

An industrial property valuation assesses the value of a warehouse, factory, logistics facility or other industrial property at a stated date. The analysis considers the real estate, its operational suitability, relevant market evidence and the property interest being valued.

Industrial features that matter

A building’s usefulness to potential occupiers can be as important as its size. A logistics warehouse, food-processing facility and trade workshop may attract different buyers and tenants, even within the same industrial precinct.

How the report is scoped

The valuer considers appropriate comparable sales and, for investment property, rental and income evidence. An inspection and the reporting detail are agreed for the purpose. A valuation is not an engineering or environmental investigation; tell us about existing reports and known issues so they can be considered appropriately.

What to provide

Send the address, purpose, required date, plans, building areas and access details. For leased premises, include the lease, variations, rental schedule and outgoings. Note tenant-owned plant, unusual infrastructure and any restrictions on inspecting the property.

Can an owner-occupied factory be valued?

Yes. Explain the occupation and the interest to be valued. The absence of a third-party lease does not remove the need for market evidence.

Does the valuation include machinery?

Not automatically. Identify plant, equipment and fixtures at the instruction stage so inclusions, exclusions and any separate specialist work are clear.

Can I order a valuation for refinancing?
