What pool documents are needed when selling in NSW?
For a NSW property with a pool, the sale contract generally needs a registration certificate plus a valid compliance certificate, a relevant occupation certificate issued within the previous three years, or a non-compliance certificate. Exceptions apply, including certain strata or community schemes and off-the-plan sales. Have your conveyancer check the actual contract requirements.
Registration and compliance are different
Registration records the pool; it does not prove the barrier complies. A compliance inspection should be arranged with the council or an appropriately registered certifier. A general condition report on the pump, filter or pool shell does not replace the required certification.
