Estate and succession matters
The appropriate value and date depend on the legal or tax question. Ask the solicitor or accountant to identify the property interest, relevant event, date and intended use. Do not assume every estate matter needs the same historical report.
Family law matters
Confirm whether the report is for negotiation, mediation or proceedings. Solicitor instructions should address appointment, relevant court requirements and who can rely on the report. A valuation supplies evidence; it does not determine the division of assets.
SMSF reporting
Fund assets need appropriately supported values for reporting. An independent valuation is not automatically required every year in every case. Trustees and auditors should assess what evidence is suitable and whether changes justify a new report.
Make the instructions specific
Provide the address, title and ownership information, relevant date, available records and written recipient instructions. If more than one purpose is involved, ask whether separate scopes or reports are needed.
Arrange the right enquiry
Explore family law valuations, SMSF valuations and historical valuation evidence. Propti can coordinate the enquiry once the purpose is clear.
Frequently asked questions
Is a formal valuation mandatory for every matter?
No universal requirement applies across all these situations. Your adviser must confirm the specific evidence needed.
Can a prior report be reused?
Ask its author and intended recipient about date, scope and reliance before using it for another purpose.
