Independent property reports for SMSF trustees and advisers
An SMSF property valuation assesses the market value of a property held by a self-managed super fund at a specified date. Propti helps trustees, accountants and auditors arrange a report that addresses the property, purpose and required evidence.
For an existing fund property, provide the fund’s name, property address, required date and any instructions from the accountant or auditor. For a proposed transaction, explain the transaction before a report is instructed.
Does an SMSF need an independent valuation every year?
SMSF assets must be recorded at market value for annual financial reporting. This does not automatically require a new independent property valuation every year. The ATO’s guide to valuing SMSF assets explains when professional valuation support may be appropriate. Your accountant and auditor can help identify the evidence required for the fund’s circumstances.
Choose the scope for your property
| Property or purpose | Information to provide |
|---|---|
| Residential fund property | Address, accommodation, condition, improvements and relevant property records. |
| Commercial or industrial property | Leases, rent schedule, outgoings, tenancy details, plans and recent works. |
| Annual financial reporting | Required financial year, valuation date, previous evidence and auditor instructions. |
| A past reporting date | Historical valuation date and records showing the property’s condition at that time. |
| A transfer or other fund transaction | Transaction details, intended recipient and the instructions provided by the fund’s advisers. |
Compare desktop valuations, short form reports and full valuations. The appropriate scope depends on the evidence available and the intended use. A retrospective valuation may be appropriate when the required date is in the past.
What to confirm before commissioning a report
- The SMSF and property to be named in the report.
- The valuation date and purpose of the instruction.
- The report recipient and any reliance requirements.
- Whether an inspection is needed and who can arrange access.
- The documents available to the valuer.
- The fee, expected timing and any work outside the initial scope.
Tell us if both market value and market rent need to be assessed. They are different questions and should be included in the instructions where relevant.

Frequently asked questions
Can I use a previous SMSF property valuation?
A previous report may be part of the evidence available to your adviser. Ask the accountant or auditor what current supporting information is needed before relying on the old figure.
Can Propti arrange a commercial SMSF valuation?
You can request a quote for commercial property, industrial property or other fund assets. Availability and scope depend on the property and instructions.
How much does an SMSF valuation cost?
The fee depends on the asset, location, valuation date, available evidence and report scope. Submit these details for a quote; confirm whether inspection, historic research or additional reporting is included.
Is an SMSF valuation the same as a depreciation schedule?
A market valuation answers what the property is worth at the instructed date. A tax depreciation schedule records costs and assets for the accountant to assess potential deductions. Ask your adviser which report you need.
