The time needed depends on the property, instructions, access and supporting evidence. Confirm the delivery estimate when the valuer accepts the assignment. Counting from an initial enquiry can be misleading if documents or inspection access are still outstanding.

The usual stages

  1. Scope and quote: establish the purpose, date, report format and recipient.
  2. Documents and access: collect plans, leases or other required records and arrange inspection if needed.
  3. Research and assessment: examine the property evidence and relevant market transactions.
  4. Reporting: document the conclusion, assumptions and limitations, then complete the provider's review.

What can cause delays?

Restricted access, unusual property features, incomplete leases, historical evidence gaps and changes to the instructions can extend timing. A retrospective valuation may need records that a current inspection cannot establish. Commercial and specialist properties may require additional analysis.
