Tax Reform and Property Valuations: Which Report?

Tax policy changes do not mean every owner needs several reports. Ask your adviser which valuation purpose and date apply before commissioning work.

Use the question to select the report

Tax reform can prompt a review of property records, but that is not a reason to order every available report. Ask the accountant to identify the measure needed: market value at a date, construction expenditure, asset information or something else.

Current market value

A current valuation assesses the property interest for an agreed purpose and present valuation date. This may assist a current transaction or decision. It is not automatically evidence of what a property was worth years earlier.

Historical market value

A retrospective assignment addresses a past date. The valuer needs evidence relevant to that period, including the property’s then condition and applicable market information. Label later improvements clearly so they are not treated as part of the historical property.

Construction and asset costs

A depreciation schedule provides a different set of information. Purchase price and market value do not simply replace construction expenditure. Give the preparer records of building work, assets, ownership and rental use.

Future dates and policy announcements

A report prepared now must not present a future date as an observed market valuation. If a future transition is relevant, ask your adviser when evidence should be obtained. The linked Budget document explains the announced policy; confirm final legislation and ATO instructions before acting.

Write one clear instruction for each assignment
