A residential property valuation is a valuer’s assessment of a home’s market value at a specified date. It considers the property’s characteristics and relevant sales evidence, with a report prepared for an agreed purpose and intended users.

What influences a home’s value?
- Location, land area, access, outlook and site constraints.
- Accommodation, floor area, layout, building condition and improvements.
- Comparable sales, including differences in condition and sale date.
- Title, zoning and relevant planning information.
- For apartments: the individual lot, parking, building features and available strata information.

Prepare your residential valuation request
Provide the address, property type, purpose, required valuation date and deadline. Include a floor plan, tenancy details where relevant, recent renovations and any known access or title issues. If a lender or solicitor will use the report, supply their instructions before ordering.

Does the valuer need to enter the property?
An inspection-based report requires access as agreed with the valuer. A desktop report relies on available records and is only an option when appropriate for the property and intended use.
Can a residential valuation be used for a loan?
