What is a rural property valuation?

A rural property valuation assesses agricultural or rural real estate at a specified date. Beyond land area and buildings, it considers the property’s productive characteristics, water access, location and relevant rural market evidence.

Land capability and water interests

Two farms of the same size may have different values because of soils, topography, rainfall, irrigation, access and improvements. Production records can help explain how the property operates, while comparable sales provide market context.

Water entitlements and licences require particular attention. State how water is held, whether it is included in the proposed transaction, and what supporting documents are available. Do not assume that a property valuation automatically includes every water interest associated with the business.

What the valuer may consider

  • Title configuration, tenure, access and easements.
  • Soil types, usable area, land condition and production history.
  • Water entitlements, irrigation systems, dams and bores.
  • Fencing, sheds, yards, accommodation and other improvements.
  • Location, transport connections and relevant rural sales.
  • Leases or other arrangements affecting occupation and income.

Livestock, crops, machinery and the operating business need explicit treatment in the instructions. A real estate assessment should not be confused with a valuation of the entire agribusiness.

Prepare a rural valuation request

Provide all property addresses and title details, the reason for the valuation, required date and inspection contacts. Include property maps, improvement schedules, water documents and available production information. For a historical assessment, identify changes made since the requested date.

Succession or ownership changes may require advice on transfer valuations or retrospective valuations. A reinstatement cost assessment is a separate scope from market value.
